Ive viewed a property and made an offer, refused, made another offer refused, so my next offer I know he will accept.
After making 2 offers I noticed it was on the internet with 2 other agents at different prices, I complained to the agents, all were shocked and said they do not work with other agents, well, 3 agents still advertising, but reduced to the lower priced with first agent, ha! it is a bit more than my second offer.
I am sticking with the agent I made the offer to, I know it would cause him problems if I went to one of the others, im not mean and want the sale going ahead.
Can you tell me, if he accept my offer, could he still sell to some one else with a higher offer?

Yes of course they could. They can do that if there is only one agent.
Not sure why you think that your third offer will definitely be accepted? Have you asked the vendor what they will accept? Might be a good idea to do that before making another offer as what I'd do it go a bit lower than the price they give still!Everything that is supposed to be in heaven is already here on earth.

Yes, until exchange of contracts the vendor, as you are yourself, free to do as you wish without any problem whatsoever.
I don't advise messing people around, but that's the way it's setup in this country.I'm an estate agent. :j0 -
My second offer has been accepted finally!
The estate agent told me he 'has' to take it off the market with the other agents, also he has no more viewings, offers can be taken but not put forward to him unless I cannot proceed with the sale for any reason.
I just hope he is a man of his word!0
