How Long Before 'Sold/Under Offer'?

I've just had an offer accepted on a house. The offer was made on the condition that the house is immediately removed fom sale, with no further marketing/viewings taking place.

I was just wondering how long I should expect to wait before seeing some evidence of this, e.g. 'under offer/sold' on RightMove and the advertising board outside the property?

    What position are you in mortgage wise? Have you an existing property to sell?

    Neither of these things are under the seller's direct control. You should ask the Estate Agent directly. On Rightmove it will depend how frequently the agent updates. The board will probably take longer as normally this work is contracted out to a company that will be handling signs for a number of agents, and it will depend when they are notified, and are next in the area etc.

    Most ea will want to see your taking some steps towards solicitor/survey before doing this.

    EA in my purchase amended Rightmove the day after offer was accepted...

    Well, Rightmove has updated today to sold STC. They have my solicitor's details and broker's, although they accepted my offer along with my stated conditions, which were immediate removal from the market, so they can't really decide to wait until I have a mortgage offer etc.

    Guess the board may take a bit longer - will give them a week or so perhaps...

    I think the ad for my house was marked as "under offer" on rightmove the following day or possibly the day after that. It has now been withdrawn completely - I'm not entirely sure when that happened but I suspect once the buyer's mortgage offer came through.

    You have to keep pressure on the EA. They can do it as quickly as they want.

    I would expect a reputable EA to stop in-shop and online marketing the same day (or at least be marked "under offer" or "Sold STC") and for the board outside the property to be changed within 48 hours. If they delay doing so it's a sign that they are fishing for a higher offer.

    Not always. Some rural agents can just be a bit slow.

    Twice, while looking in Wales, I got all excited, rang for an appt and was told something along the lines of: " Oh sorry, we had an acceptable offer on that last week. Mr Davis just hasn't got around to amending the web site yet."

    My experience there is that they'll take your details, but if an offer's accepted you won't get to look.

    We offered Monday afternoon, subject to it being taken off the market, all future viewings etc are cancelled. The sale board was up by Wednesday, although websites like rightmove don’t display under offer, sold etc.

    You could always call the estate agent enquiring if its available and could you arrange a viewing?
