Is this crack subsidence?

I bought a house last year. The surveyor did report a large crack on the wall (lean over) but the wall belongs to the neighbour's extension, a large conservatory. Did not take much notice, I was talking to her and she has cracks on her conservatory wall as well but on different side. She had it repair and last month and the cracks have re-appeared again. I am a bit concerned, she has a willow tree in her garden and a pond near by. If she has subsidence how is this going to affect me, the previous owners have used that part of the wall to build a lean on (like an open verandah). The wall belongs to the neighbour. She told me she is going to get her insurance to check this. The house is an old period house on a hill in greater london. If she does have subsidence should I get mine checked as well.!! Thanks

Its just movement as the earth dries out, it may sound funny but you could water the ground around the extension to minimise the movement as London soil is mainly clay.
The surveyor we used years ago said he would only start to worry if he could put his arm through the crack in the wall ;o)))0 -
Thanks her house is on the market now, she had the crack fill and the conservatory re-decorated but the crack has re-appeared. I advised her to seek professional help before she involves her insurance with big S?? & this will put buyers off. I had a building survey last year and the surveyor only mentioned the large crack but he could not investigate further as the wall belongs to the neighbour, I think if he was that concerned he should have asked me to investigate further with neighbour's permission. He did mention to watch the willow tree due to clay soil but neighbour has it pruned every 3 years. I did draw her attention of willow tree and subsidence and she is going to ask the advice of the tree surgeon. I also had a builder doing some works for me last year and I showed him the crack whether it could be filled. He told he needs to be hacked and done properly otherwise it will re-appear, there was no query regarding subsidence. It really did not worry me that much at that time as it is not my wall and it does form part of the main building. Now it starts bothering me. Thanks0
