What's fair for lodger deposit deduction?

    Hi all,

    Thanks so much for all your helpful advice (except for bristol pilot who clearly has issues). I am definitely going to deduct for the carpet and bureau. I will ask him what happened to the radiator and may just have to take the hit myself since there is no proof. That will be expensive to fix as it looks as though the plaster around the screws has crumbled so it will need removing, re-plastering then refitting :(

    However I'm not going to mention anything to him until after he has told me he is all packed and ready to go and is asking for his deposit back. Then I will point out the contract he signed, the photos of the room before he moved in and the radiator.

    Can't you sue the plasters or something :p Sounds like they bodged the radiator plaster/refitting!

    Maybe explain the issues before he moves out? That way he has a chance to fix some of them, have a go with your carpet cleaner, etc?
