indemnity or building certs?

Some advise please: What's best from a buyers perspective - indemnity or actual buidling cert's on a loft conversion some 8 years ago? The surveyor has queried the width of a staircase on a loft conversion so my reaction would be to get the actual certificates from the seller who assured us that planning permission was granted and building regs followed.

Building Regs obviously.
It's not just a question of covering yourself against any future potential enforcement costs.
BRs proves the conversion is safe, as well conforming to insulation and other standards.0 -

indemnity is the "quick fix" and more of a band aid then a solution.0 -
Indemnity is a last resort option if the building regs certs do not exist. It should never be used instead of certs just because it is more convenient and/or the certs are hard to come by. If they exist, insist on getting copies. If they don't query why the vendor claims it was done to building regs without having certs to prove it. Only accept an indemnity if you are confident that the lack of certs isn't concealing a more serious bodge somewhere in the construction.0
