Over night my overflow started dripping but I was at a friends so didn't realise until I got home this afternoon. The managing agents had called out a plumber which I cancelled and set to investigating the problem myself. Have you looked at the terms of your contract? It might all be in there...

Did you call the managing agent to let them know you were on your way to sort it ASAP? If not, then I'm guessing you will be in a weak position as in these cases the structure of the property and the agents relationship with the freehold owner is the key one.
