Constant leaking, bad tennants and bad letting agents upstairs?

Hi

The guy who lived upstairs from our flat a few years ago gave it over to a letting agents to rent out. Since then we have had nothing but problems –!we get leaked on every couple of months from their shower, the letting agents send out their plumbers to fix it (only after a few days of pestering them though) and they do a bad job and it only holds for a short time before we start getting leaked on again. On top of this, every new tennant that the letting agent gets in seems to be worst than the last –!excessive noise at all hours and little effort to minimise water damage when we complain about the leaks.

Is there anything we can do about this? The letting agents genuinely don't seem to care.

    Normally:

    Noise - complain to local authority environmental health, and to the landlord.

    Water Damage - pass to your insurers who will seek a settlement and/or sue the landlord.

    Has the landlord registered the property with the Scottish Landlord Registration scheme? See what the Shelter Scotland website says about a landlord's responsibilities with regards to upkeep of the property and behaviour of the tenant as I believe it is stricter in Scotland than England/Wales.
