Help with PRC Certificates and Mortgages

Hi Everyone

I have come accress a house and it states 'CASH PURCHASERS ONLY - this property is an ex-council unrepaired Orlett construction so there are no PRC certificates which means, as far as we are aware, this property is unmortgageable'

How hard is it to get a PRC certificate - what is it :s and why wouldnt a house have one?

I was thinking of mortgaging my house to buy this to let, but i am a bit worried about why it wouldnt have a PRC - the house looks immaculate from the pics but obv cant see that until i go in!!

    As far as I am aware a PRC certificate is something that is produced for a property that has had all its defective construction works resolved.

    PRC stands for Pre-cast concrete which is a building method that was used quite often in the years after the war. It has now been found that this building method was not very good and houses that were built using this method are now considered defective and therefore un-mortgageable. Another term is concrete cancer - the houses are very cold and damp as they have no insulation.

    Major works to, in effect, re-build the house are needed in order for you to get a PRC certificate. Google PRC and you will get some up some useful websites.

    My dad is a builder, will it need to be specific companies to do the repairs or can anyone? Thank you!

    If a property hasent got a PRC cert than its more problems than its worth. Stay away.
