Help - Sellers still havent found a new property
Comments

Thanks again...
I was very firm with both the solicitor and EA. I made it very clear that we need more options avaliable then just waiting till they find their next property. So far I am waiting to hear back from them. I think they are both pushing to see if the sellers will rent so that they have the option to be picky.
I know we have been walked over but part of it is the fear they will pull out.
I have been clear on where we stand and that we need this to start progressing. My husband had a viewing lined up to see another house through the same estate agency, and I said as much as we love the house, we need a roof over our heads. I have pointed out we can go elsewhere.
Hopefully things will start moving soon.0 -

Sorry, but that is neither clear or firm and will get you nowhere. Sounds like they will just muck you about forever unless you give them a deadline. It sounds likely that they will just decide they do not want to move anyway.0 -
You will loose nothing by looking anyway. You are in a very strong position. You might find a house that suits you better AND will be avaliable sooner. Good luck!0

A firmer stance does have its place, but that would be the next stage, if the vendors are insolent and neither deliver nor pull out. An ultimatum would be required at that point.Hi, we’ve had to remove your signature. Ultimatums may have their place, but if you can convey a message without the ultimatum, it is good. The core message is that waiting is no longer good enough and it puts the onus on the sellers to choose whether to move or to pull out. At this stage, it is far better that the sellers come clean if they need to, that they cannot deliver - rather than going straight in with an ultimatum and losing the house because of your tone. At least if you lose the house because the sellers say they cannot deliver, you know that you have done your best.

I agree with this. An ultimatum only works if you mean it. If you say "you must move out by 31st August or we pull out" and the seller could only find alternative accommodation on 1st September, they might just decide that you're going to pull out and save you the trouble. If you haven't got an actualy deadline, a better approach is to insist that you see signs that they are definitely doing something about moving out within a reasonable time, which seems to be what you've asked for.
There is no harm in looking around while you are waiting. If there's nothing else out there, you might as well be patient and wait for the vendors to act - at least then you'll know that it is worth waiting for and you'll know why the vendors are struggling to find something!0 -
I was in this exact same situation 11 years ago and ended up pulling out
Luckily for me I found a better house which was bigger & in a nicer situation, with fantastic neighbours, and have lived here happily ever since:D
I was absolutely gutted at the time and remember my mother saying these things happen for a reason, I eventually had to agree with her :j:j Proud Member of Mike's Mob :j0 -
Thank you!
I have been chasing up the EA today to find out where we all stand. I can only do my best to ensure we are doing the right thing. I agree there is a time for ultimatums.
The sellers are serious about selling to us, I just think they happen to be very picky. Its a good and a bad quality.
We will keep our eyes open in the mean time. Thanks for all the advice, and I appreciate the fact that sometimes it easier to win people over with a less aggressive attitude. I know if we were in their position, I wouldn't appreciate someone telling me what to do with regards to my home or where I should live even though I was taking my time.
Lets hope it all works out in the end.
Thanks again! :A0 -
True...
They are serious as in they want to proceed with us purchasing their house. I wanted to make sure of this as others had mentioned that perhaps the sellers wanted to pull out of the sale due to the length of time its taking them.0 -
