Part DIY Conveyancing - Good or Bad idea

Hi All

Canny (read as tight) Yorkshireman... sorry.

Buying a freehold registered house for cash (no mortgage involved). With a current (one month old) HIP Pack.

Today...

I was going to instruct one of these £99 conveyancing solicitors to look over the deeds, searches perform the ID checks and send the AP1, ID1 and TR1 to the land registry, doing the rest myself.

Well what there is left, filing the Stamp Duty Land Tax online myself. No duty payable as only £100,000

What do you think???

    Is your EPC up to date?

    DIY Conveyancing is possible, and for a freehold shouldn't be too much hassle.

    However if you mess it up then liability rests with you alone, and not with a solicitor that has £5million indemnity insurance or more...

    So, for that reason alone, its not worth it!

    On your post I have given the job to a firm recommended on MSE.

    For the sake of ~ £180 extra it going to be worth it...

    Either pay someone to do a proper job or do it yourself. With the right info, and an appropriate level of common sense/intelligence, together with attention to detail, you should be abet to do it all unless you come up against wierd covenants.

    Pay now and you can always consider doing DIY when you sell. The risk is obviously greater on a purchase.

    Some freeholds have restrictions or managed areas which need to be looked at. Depends on the area tho. Plenty of places allow you to do your own SDLT return as well (some good , some slow just check reviews and use compare sites)

    good luck when you come to sell...or after a month when you get a knock on the door because you or the cheapo conveyancers you employed messed up.

    I'm pretty sure all "cheapo" conveyancers are regulated (either by the SRA or the CLC) and have to have professional indemnity insurance up to £1 million. Granted not ideal but he would be protected.

    If you are in no massive rush, use a cheap online firm.

    I did it right and used a local solicitor, got all the documents and ready to exchange within a month but both my solicitor and theirs had used the wrong postcode for the property (wasn't even the same one they both used).

    People say you get what you pay for, but aside from drawing up a contract and running a few checks you could do yourself, then they aren't doing mucn (unless you need them to offer an opinion on what to do with a bad environmental report and then they don;t know)
