Miracles do happen!!!!!

Just wanted to say that for a FTB that are house hunting, keep your head up because things will get better and I just want to tell everybody that I've had some fantastic news!!!!!!!!!

After seeing literally hundreds of houses and having 3 fall through - 1 with structural problems, 1 gazumped and 1 gazumped when both of uf offered the asking price.

The emotional rollercoaster has been awful and on Wednesday I found out that one of the houses that fell through, the woman who offered the full asking price with me (but was in a chain) who the vendor decided to go with for a 'quick sale' (yes, I don't understand the logic either). Her chain of 1 fell through and they came back to me and gave me first refusal.

Ended up getting the house for less than originally offered as they are desperate for a quick sale. Looking at completing in 3 weeks!!!!!

If you are gazumped, keep ringing the estate agent, pester them every week and remind them of your fantastic position and pray every day that something will go wrong.

Hopefully, things will go through OK and I will get the keys to this house and trying not to get too excited! :beer:

And bargains do exist, this is a 2 bed detached property in very nice area :T

  • Congrats!!! I hope it all goes smoothly.
    I have to say that completing in 3 weeks sounds most unusual. You'll have to be very pro-active to get this done... make sure you carry on ringing your EA AND your solicitor very regularly. Get onto your mortgage co asap and get the survey done. perhaps you could expedite your searches as well.(not all sols have this facility and it does cost more than the regular searches) Local searches in Oxfordshire currently take 10days (they vary in different parts of the country) and then the sols ask further questions of the vendors sol.
    The quickest sale and completion I have ever done was 14days!! However, the purchaser did not have a survey or do the searches! Not wise.

  • Yes, it is a really quick completion date I'm hoping for. Fortunately both the sol and mortgage company had just cashed the cheques for the previous house that had fell through, but not done any of the searches or survey thank god. It's just been a case of transferring the property details over as everthing was already in place.

    My mortgage broker (who I found via this site) has been fab and has done some communicating with the estate agent too.

    Elona - I really feel for you if you have been in the same position as me. After 3 properties falling through I'd just about hit rock bottom. Just praying that things go ok now!!
