I don't think it makes much difference from if you were buying through an estate agent. You just talk to the owner directly instead of going through the estate agent, so you will probably get quicker and more accurate information. If you are making offers, you will be sure your offers were communicated, and their feelings about it.0 -

The downside being that many buyers would be much less willing to make a lower offer direct to the vendor than through a third party for fear of offending them.
Obviously depending on your personality that may not be an issue for you, some people relish browbeating others face to face - how's your poker game?
In business it is generally regarded that having a middle man can be very beneficial while negotiating. I'd say this is even more so for something like a home that people become quite emotionally attached to.Every generation blames the one before...

I think you're lucky! I'd much prefer to be able to deal with an owner direct, rather than have to go through an agent. You can then negotiate face to face, rather than go through the slightly bizarre ritual of talking to them through a third party. As long as you're comfortable with talking money. Just make sure your offer reflects the fact that they have not had to pay several £ks in EA fees...0

We sold our last house direct (to a couple a few doors down the street). It was very simple and we had a good clear line of communication (no estate agent in the way) which was crucial as we had to get the whole thing through within a month to secure a good deal on the house we were buying. It's no different to selling / buying through an estate agent, as long as you get on OK.0

I agree. For some people, it will more difficult to deal directly with the seller. Also, some EA may actually work in favor of the buyer, and push the seller to sell and accept offers, even if they wouldn't tell the buyer.
In my case, the EA was not responsive and giving different numbers each time, couldn't provide the HIP etc. The seller got rid of the EA, and I ended up dealing directly with them at the end. We had some unpleasant arguments on price, but I was sure they would at least get the full information and arguments.0
