    Close to the tube, nice houses, good parks (Mile End and Victoria), close to the city, close to the river, close to Canary Wharf.

    And I used to live there.

    If you are looking for a cheap area with some potential, then I would suggest Tottenham Hale which is being regenerated. I know Tottenham has a bad reputation, but Tottenham Hale ahs nice victorian properties which are still very cheap. You can aget a 3 bed victorian house for under 250k (so save on stamp duty too). If I was starting out I would buy a house there, incidentally I did buy an investment property there and have no regrets so far.
