Ground rent and maintenance.

My situation has come to a standstill so I'm lookinmg for advice on the following. Thanks in advance!

Approx three years ago the managment company on my flat sent a letter out with a plan to get the communal areas painted and modernised (new light fittings etc). As it's only a small block, all six flat owners got together and obtained quotes for varying works at a reasonable price, which the managment company were pleased to go ahead with. In the interim period a new managment company took over and sent out letters asking for a payment to a sinking fund to carry out works. I responded explaining we had got quotes together, far cheaper than the sinking fund, and as a result I refused to pay into the fund. In turn I asked for a breakdown in what I owed for maintenance costs minus the sinking fund. This was not forthcoming, and all I recieved was a lump sum including the 6 monthly maintenance costs. This has now gone on for approx three years. I recieved a letter from a dept management company who after explianing the situation to them and the accounts department of the maintenance company this was put on hold. My financial situation changed last year and I contacted the maintenance company accounts department letting them know the situation and that I would not be able to pay the full amount (minus the sinking fund, which I still havent had broken down). The maintenance company said they would get back to me but havent done so and are still sending ever increasing ground rent and maintenance bills. I have been forthcoming to all their mail and have kept them in the loop regarding my situation but now feel I have come to a standstill. Any advice would be greatly recieved.

    Sorry, I'm unclear.

    Has the work been carried out to the communal areas and if so was it one of the companies you got cheaper quotes from?

    Is your concern the sinking fund?

    Or your financial circumstances and inability to pay the ground rent and maintenance bills?

    Why are the ground rent and maintenance bills 'ever increasing/ Your lease should specify the ground rent.

    Who appointed the new management company?

    If, as seems to be the case, the 6 flat owners work well together and have a common interest, why not take over the property management? See here.
