Selling house in Scotland independently

I live in a flat in the West End of Glasgow and I'm looking to move into a rental property in England. Since I'm in a high-demand area and I'm not in a hurry to sell, I thought I might save some money by selling independently.
In favour of this is saving of fees and the fact that everybody uses the internet to find property these days anyway. I would still get a solicitor to handle the sale itself. On the other hand, I suppose a good estate agent might push the price up to compensate.
My flat will probably be around the 250,000 point, so it may not make too much difference. I know arranging viewings is a pain, but my wife is on maternity leave at the moment (baby is 4 1/2 months), so will be at home to deal with that side of things.
Does anybody have any experience of this? Am I being hopelessly naive?
Cheers,
Peter

People have been selling houses in Scotland for hundreds of years without estate agents. If your solicitor can put it on GSPC / Rightmove / s1homes you're sorted.A kind word lasts a minute, a skelped erse is sair for a day.0

You could try to sell your flat yourself if you wish but I would give yourself a set time for this and then decide on the gspc solicitor or a estate agent. Please bear in mind that properties do not sell really quick like they did 3-4yrs ago. We recently sold our house in lanarkshire with a local estate agent and managed to sell this within 5 weeks - this is quick accordingly to folk - it was february time but you need to get proper valuations to get the house on at the right price otherwise you will not be able to sell.
We viewed a property and they wanted £175k-£180k but the home report only said £175k and they were trying to sell themselves. it is not worth it as too much work to be done anyway it is now up with countrywide and not sold since february as they are asking too much.
Remember you still have to have the home report done to sell on. Good luck.MFIT T2 Challenge - No 46

You don't need an EA, but you do need a solicitor to sell your property. A decent one will be able to market your property at a reasonable cost and in my experience it was money well spent."A nation's greatness is measured by how it treats its weakest members." ~ Mahatma Gandhi
