Has anyone used the perfect 10 scheme to buy a new build Bovis Home? we are thinking of using the scheme but the sales woman says it is the only incentive that they can offer and you would have to pay list price for the house....just wondered if this was true?? thanks

I dont know much about the Bovis scheme but im guessing that its an assisted purchase/paid deposit type thing?
If this is the case then I dont know of any builders who allow buyers to purchase for less than the listed purchase price so it sounds like what she has told you is true.
With new builds, there is usually a deal to be done, however, if you are looking at assisted purchase then the deal is deemed to be that without their help you wouldnt be buying one at all (due to deposit etc)
Hope this helps£2 Savers Club #156!
Looking for holiday ideas for 2016. Currently, Isle of Skye in March, Riga in May, Crete in June and Lake District in October. August cruise cancelled, but Baby due September 2016! :j0 -
The scheme is in conjunction with the woolwich, where you can have a lower rate (4.99%) on a 10% mortgage. So it is very helpful but not in the same league as homebuy or the like0

Ah i see, just looked at it.
Why not have a look at deals available with a 10% deposit and see if thats anything that you could go ahead with, then you might be able to negotiate on the price£2 Savers Club #156!

We are trying to buy a new bulid with Bovis and looked at the perfect 10.
It looked good but they will not budge on the list price and you don't get carpets and floor tiles included; you will have to pay for that on top!
We have found that we can get a better rate though a different lender and that means Bovis have lowered the asking price and have included the carpets and Floor tiles so when we go to move in, the house will be complete apart from the turf in the back garden.
We went to see an Independent Financial Adviser and he showed us what was available mortgage wise so I can't recommend going to see an IFA enough. There where loads of products that we didn't even know where there and with some brilliant terms!
Apparently Bovis wont shift on anything on the perfect 10 deal as they have very strict rules around the offer due to the upfront price they have had to pay ... or something along those lines.
The lady at Bovis who we have been dealing with has been extremely helpful so if you haven't already, I would go in and talk to Bovis
Hope that helps and good luck!0 -
Thanks for that - its really helpful.
A few more questions for you if you don't mind?!
What percentage did you manage to negotiate off the list price?
Did you use the IFA that bovis recommended?
Which part of the country are you in?
Thanks0 -
Glad to have helped
We have managed to get the to drop the price by 10K so far which is I think about about 4% off (if I have worked that correctly!) plus the cost of carpeting and tiling the house. They are talking with us about possibly dropping the price a bit more as they are really trying to close the deal. We are going to buy with them but we want the best deal possible
We have used the IFA that Bovis use and I he has been very helpful and provided us with a lot of options when is came to mortgage choice etc. He has been able to advice us of what mortgage providers will and wont expect etc.
We're in CAMBS
Good luck0
