    Do you have a copy of the terms and conditions from your solicitor? It will outline the complaints procedure.

    Watch how quickly things happen when you call to speak to the partner responsible for complaints....

    It does seem like just a ruse to delay things - lord knows why they would rather create more work for themselves!

    can you go through the EA to the vendor to try and agree an exchange date just to get things rolling?

    I'd suggest along the lines of Doozergirl that you call your solicitor, then ask to speak to their manager, telling them you're not happy with the way your purchase is being dealt with, and that you'd like to speak to their 'boss'. Maybe it'll encourage them to pull their finger out. If you're ready to exchange, and so are the sellers, it seems like nonsense that the solicitor is not be answering your calls or putting your suggestions for exchange/completion forward. They work for you, they are paid by you, so they need to quit faffing.

    I wouldn't rely on this at all. A lot of partners don't like upsetting their staff as they still have to work with them so don't be too surprised if the partner starts defending the person concerned.
  • Its now tuesday and the solicitor has still not rang me, I've rang and left messages to no avail. When I ring the main office they just say they can't deal with it and transfer me to the solicitor and I have to leave another message.

    Anyway the estate agent rang me to say she's managed to get in touch with the solicitor only to be informed that they are now making some new fresh enquires (she should be emailling me a list) - come on doesn't this now seem slightly ridiculous!

    Its now 11 weeks and almost august and I still look no where near completion. I've got from tomorrow to next wednesday off work as it was planned that I should of been moving now I'm not going to be able to get time off until around the end of september (maybe a few days here and there) which is another reason I'm more than annoyed, though knowing what these are like they probably won't be satisfied even by that time!

    Ask to make a 10 minute apppointment with the solicitor to go through the outstanding points and for them to explain why the enquiry is necessary. This is a reasonable request and they can't stone wall you if you have booked time in advance.

    If its genuinely an issue (and it could be!) you should defer to their experience.
