"under offer" advise required - Buyer

In my area the EA marks the property as under offer once an offer is accepted and solicitors appointed etc. They usually change it to SSTC once things have progressed to exchange of contracts. However one local EA marks properties SSTC as soon as an offer is accepted.
Also round my way, none of the agents put under offer on a sale board. They all just stick a sold sign on as soon as the offer is accepted.0
