Average cost of 2 storey extension...

Hi there, any useful answers would be welcome!!

We are contemplating purchasing a house which needs a proper renovation and 2 storey extension.

Each of the ground and 1st floor extensions will be 5.74m x 3.5m = 20.09sqm.

We also want to do a further ground floor extension for the kitchen of 3.05m x 3.05m = 6.1sqm

We are going to knock the wall out between the lounge and dining room too so what would this cost as I suspect we will need to have a support inserted?

We have a total budget of £50K-£55K to do the whole house but that will need to include everything (plumbing/electrics/plastering/kitchen/2 bathrooms/7 new windows) basically a finished job...

I know nobody can give me an exact figure without seeing the property, however a rough idea would be good to know what we should be bidding for the house.

I live in East Hertfordshire.

    At over 40sqm I would think your overall budget maybe rather tight unless you do a lot of the work yourself, especially if that is to include even pretty basic kitchens, bathrooms etc

    I would get some outline quotes in if I was you to see if you can really afford to do what you want to do. If not maybe consider doing the downstairs with the ground work prepared for a future upstairs conversion

    Are you talking about plastering/electrics/kitchens/windows etc in the new extensions or is this in addition to the extensions. As poster above says, you really need to get some proper quotes, it sounds like you want a massive amount of work doing, so very hard to guess at ballparks.

    Two extensions will increase your costs over having just one so you might want to consider wrapping one big one round or finding the way

    I don't think you could build two extensions and renovate an entire house for £55k unless you are very frugal and do most of it yourself.

    The ballpark minimum for an extension is £1000 per square metre so you're at £46,000 in extension alone. Single storey extensions cost proportionately more than doubles and the price goes up the nearer you are to London.

    If you buy a copy of Homebuilding and Renovating magazine, they have a section in every issue which tries to give half decent estimates per square metre based on how you manage the build, what specification of build and also where you are in the country. Worth having a look at that - worth buying it anyway if you're planning on taking on a job like that!

    Hmm misread the OP! Didn't pick up two separate extensions. As Doozergirl says try and incorporate the downstairs in to one big extension and then if you cant afford it all prepare the upstairs extension fior future when you can afford it? Just be careful you don't "unbalance" the feel of the house by a massive downstairs and tiny upstairs floor
