How long after a second viewing is somebody likely to put an offer in? We had a second viewing last Saturday, but they did say they had more properties to view. When the EA called them last week they were still thinking about it. Do you think this was the polite way of saying they have found something else?

Impossible to say. Next day? In a week? or 3? Stop anticipating. An offer will come or not.

They might genuinely be thinking about it, some people take longer than others but the sensible thing to do would be for you not to get your hopes up. An offer will come possibly when you least expect it.0

Also depends on your competitors - any price drops/rises in your area/price range last week.0

They could be undertaking second viewings somewhere else, too, and weighing up which one to offer on.
Also, some buyers are very early on in their property search, haven't had many viewings to date, haven't found their feet in the market, haven't really clarified what they are looking for and aren't under any time pressure to commit to a purchase. Some buyers are stuck in 'browsing' mode.0 -
Will they be a first time buyer? Personally if I didn't like a place I'd tell the agent that it wasn't for us, I imagine other people would as well. It might be that they've seen a few and are going back for another look at a few and are genuinely thinking about it, maybe getting a mortgage sorted, etc.

I've never had an offer after a second viewing that didn't come the next day.
Nor have I ever had a 'thinking about it' that resulted in a sale.
Not to say that it won't happen to you but at this point I'd put them to the back of your mind. If they come back, they come back but don't expect it. Keep looking for new prospective buyers.Everything that is supposed to be in heaven is already here on earth.

Thank you everyone. You are right I will put it to the back of my mind, I think i'm finding it so hard as they are a first time buyer paying cash! I didn't realise they existed lol0
