Who would I need??

Hi there,
have seen a house I like but it needs some work on it. i am not sure who to approach.
The mrs wants to knock through the kitchen wall and create a conservatory/kitchen extention and add a utility room. So the utility would be on the side of the conservatory. The the conservatory would extend back over the lounge as well.
Do i need to approach a builder or a conservatory company???
The whole kitchen would need replacing also.
Any idea on the cost of doing this.. would be about 3 4 meters out by about 8 meters long

from your post, a rough budget would be 20k/40k.

Dont forget about building regs and/or planning permission. Have a look and see what other people down the street have done if planning permission is needed as if they've done similar chances are it's not going to be a prob getting permission. Either way building control will have to be involved. A decent builder should be able to advise you and sort that out .
Just remember that whilst conservatories may look very nice they aren't always practical ...too hot in summer, too cold in winter with big heat losses through the glass making them expensive to heat. Personally i would prefer a "sunlounge" structure with a solid roof (perhaps with a skylight or two) for this sort of extension.
It would save alot of hassle if you could find a property you like without needing to extend in the first place..though obviously it's not always possible to find one that ticks all your boxes!0 -
yeah a house that didnt need work would be better, but we are looking for one with an annexe (for my dad) and they dont come up very often especially not in this area.
