Sell Flat, Lease problem

I want to sell my leasehold flat it is in a purpose built block and i have less than 60 years left on it. The estate agent has said i should increase the length of the lease.

I contacted the freeholder and he put me in touch with another company whom he said were 'responsible' anyway this other company happens to be a surveyor/valuer who has written that to price a lease extension they would need to carry out an inspection:

'in order to advise my clients as to the appropriate price in accordance with the leasehold reform housing and urban development act 1993'

And for the privelege of them 'advising' 'their' client they want to charge me £750 for the inspection.

What are my rights in this matter, if any?

  • Ask for a ball-park figure on the lease extension. They should give you this. If it seems reasonable, ask the freeholder if you can jointly choose a surveyor to value the lease, as I'd not be too trusting of someone he recommends.

    To get the best price, you really need to have the lease extended. This can be done on completion so that you don't have to find the funds upfront. You will more than likely need to find the money for freeholders sols to draft the lease.
