Landlord needing eviction advice please!!

I own a flat in Bristol which I rent out under a letting agent called Accommodation Unlimited.
To cut a long story short the tenant is HA but was defaulting on payments, i gave her benefit of the doubt under the agents advice until her arrears reached £2000 at which point the council agreed to pay her rent direct to me and I had written agreement from the tenant she would pay off her arrears £80 per month.
Next thing I hear 2 months on is that the arrears have grown to £2990 as the council stopped her payments due to discovering her partner was living there with her.
I have instructed the agent wed to issue sec 21 eviction but despite my pleading for them to call me they have not been contactable so to date i do not know if they have done so or not........
Everyone seems to have a different opinion ranging from, get some bailiffs in to claim her TV etc and at least get some money back that way, to wait until I have spoken to CAB (app booked 28th July) , to sue the agent for letting her get so in dept (can i legally even try this?!), to eveict her through court and write off the arrears and to be quite honest i have no clue what to do or who to ask for advice!

first thing monday morning phone national landlords assocation - join and get some proper professional advice as to how to resolve this.....
If you agent has not issued a Section 8 arrears notice to your tenant then you need to do so immediately .... (i assume the arrears are more than 8 weeks ?)
two weeks later issue court proceedings against the tenant and take her to court to evict her....
you cannot send bailifs in until you have a court order for possession
you will need a full rent statement for the whole of the rental period to sendn to the tenant and then to take to the court....
You then need to Appeal the decision by the council to have the LHA reinstated --- again talk to NLA - they will help you through all this....
your agent sounds useless..

Why do you repeatedly come back here and ask for the same advice and then ignore every recommendation? It’s like Groundhog day. Just re-read all the previous advice you've been given and actually act on it. You've been struggling with this tenant since early this year.
All of the original advice you were given on how to evict the tenant and handle the arrears, including the fact that CAB isn’t an appropriate advice centre for landlords, a recommendation to join a landlords association, and to issue her with an S21 and S8, still stands. If your agent is useless, get a local solicitor or Landlord Action to do it.
More than 2 months ago, she was 2k in arrears and you appear not to have dealt with it properly then. You could have been applying for a court date by now.

Around 4 months ago, she was also 2k in arrears and you were told to issue her with a notice to quit. You could have had the property back in your possession now.
