What things should i check to make sure a site is not going to cost anything unexpected? For example would i need to contact Electricity Board to make sure it doesnt cost a fortune to get electricuty to it etc?

However, the last property I built, we were lucky and all the mains were in the main road outside the house.
The total cost for connection of ALL supplies was well under a grand ( 3 years ago )
Get some searches completed on the property to show where the water mains and drainage are.
Look around the site and see if you can see a BT manhole.
Transco should be able to advise you on the nearest point to connect the gas and or electric.
And a final point, never go into a new build project with rose tinted specs on, it is will almost always cost more, take longer and be harder than you think.

Same as a property really.
Is there access via a right of way? Does anyone else have a right of way? Does the council plan to build a road across it? Is there sewerage? water? Is it on top of an old mine? Or a chemical waste tip? or .. what's that gas called...?
Do I need permission to graze my sheep on it? Build a house?

And another thought, what is the soil like, will any building need underpinning?0
