No idea if the area is rough or lovely, so can't help you there I'm afraid

My initital thought after looking at the floor plan was - wow! there's no bathroom on the first floor!

So my 'grand plan' after looking at this would be to extend out over the garage and build another bedroom and a bathroom and an ensuite for bedroom 1.

The downstairs I would move the bathroom back so that it becomes a downstairs WC and put a door in the space you would then have and split the garage into and like you said turn it into a playroom or a family room. (I love the idea of having a family room with a tv, stereo etc and kids toys and then a grown-up lounge that is totally serene and toy-free)

Property Bee showing came on the market on 16th June - however Estate Agent could have taken it off & put on as new, so you dont get any further history. However, if you get the postcode of the property & put into Rightmove comparison report - should tell you if it was on before with a different agent. No idea about area... go knock on a few neighbours doors......
