EA has suggested a figure to offer...

As per my last thread, I'm looking at a house that in my opinion is a little overpriced.
I called the agent today and plucked up the courage to ask what sort of figure the vendors were looking for. Its on for £370k and he suggested £340k.
I think that's quite a drop and I'm surprised he suggested that. It makes me think we may have a chance with our £335k which is the max we can go to.
My partner is cynical and thinks he's suggested this figure just to try and keep us interested.
What do you think??

How long has it been on for? Is £340k a realistic expectation from the vendor/agent?
I don't think it matters what the agent's motivation is for suggesting that figure. All you can do is make the offer that you think is right, they can't force you to up your offer! Of course the EA is trying to keep you interested, it's his job, and he would rather have a low offer from you that he can work on than no offer at all. Its been on for about 6 weeks so not long. I think it would be worth about £345k if in immaculate condition which it's not.
The property has quite a bit of work needing on it which could run into a lot of money so we were thinking about going in at £325k and seeing what happens from there.0 -
Every agent is different. Having said which, if they ever want to sell anything, they need to give reasonable clues otherwise all buyers would walk away, if they under-suggested too badly, constantly.
From your figures, expect they will say "£335k is a little low, how about £350k", to which they hope you will say "split the difference"...
Whether you can or not is up to you.0
