    I just want to add that I know I've been stupid and I deserve this but I honestly didn't know he was claiming benefits etc on it.
    No, no, no, no, no. You haven't been stupid. He's been a lying cheating scumbag. This isn't your fault. It's easy to think it's just like on the telly, where people see a place, move in, pay rent. End of.

    Nobody on the telly seems to cover flat letting issues do they. When was the last time somebody in Eastenders/Emmerdale/Coronation Street didn't just rent somewhere pretty instantly.

    I blame the telly :)

    You've not been stupid and you certainly don't deserve it!

    Who knows how he will react - I guess he will be pretty peed off with me but as to whether he would threaten me then I can't say but he does have access to the property.

    Are you the only tenant living there? If so, how do you feel about getting the lock changed to give you peace of mind. It's quite simple and cheap to replace the barrel.

    Do you have a written contract with him, an AST?

    Do you have accounts with the council to pay council tax? Or are you registered with any service providers on the bills - energy, water, telecoms, etc?

    As he's quite crafty and is trying to fly under the radar, chances are that he's on the electoral register there and his mail is still addressed there (bank statements, etc) to give the impression that's his sole residence.

    But the OP did at least partly collude with him, paying cash in hand which by her own admission she knew was for dodgy reasons.

    But there have been many people here asking about whether to pay their LL in cash...

    I reckon the answer should always be no.
