Selling houses

Hi,

My partner has his 2 properties on the market, one was on for 3 months, and just changed agents and going back on again this week hopefully for 10k less than last time, the other has been on 3 months, no viewings now for a month.

I have basically given up hope. I was so hoping to have moved by the time baby is here, and DS1 started school, as the commute each morning with a 4 week old baby won't be ideal, but that's not worked out, but now I just feel like we'll never move.

OH will not go any lower than the prices they are on for, Estate agents just giving the usual 'its very quiet at the moment' stuff.

Spruced the first one up slightly, just mowed lawn, its all magnolia, short of replacing the kitchen there's no more we can do.

Second one we're living back in now, so looks a little 'busy' with our things, but its been clean and tidy with each visit.

Sorry, not sure if theres any advice, maybe just to here an inspiring story etc, just needed to have a rant.

I kinda forget we're waiting to move until I catch the for sale sign out the corner of my eye. I wouldn't even dare look at Rightmove at possible new places as whats the point.

    Maybe you should look at rightmove, maybe see if your houses are priced likely to sell

    If you're not even getting viewings, let alone offers, then I would say that either your estate agent is useless, or the price is simply too high. How does the price compare with others in the same area? Check out a house prices sold website for details on actual prices for which houses have been sold in your street recently.

    Forget what the houses were worth a few years back those values have gone, would you be happy to pay what your partner is asking for his properties?

    Please ask your OH to look at the many, many similar threads on this forum.

    Your OH is not taking into account the current climate. It is not a warm friendly one for house selling!

    There are people on here who will kindly give advice on sprucing up, renting out or selling quickly.

    Thanks for the replies guys. The lowest value house (but with the most equity in it) is going back on the market with a new agent, hopefully taking pics today. I've got a good feeling about this one, seeing as its 10k lower, its much more realistic. Last time the next door neight put his on for 15k less than ours, so that just made it look ridiculous.

    What I hope is that if that one got an offer, it would kick him up the bum to try and get rid of the other one as well, drop it a little more etc.
    Also when this new bambino arrives, and he see the struggles for space, plus DS1 starting school in a few weeks and the commute Ill have to do each day, and the toll that takes on my stress levels and petrol levels, he might rethink things. Its just hard for him accepting he'll have to make a loss, its not something he'd ever thought would happen, don't think he knew much about recessions etc before all this happened. Plus his family friend who gves him advice is a 60 yr old moron who I think models himself on Del Boy.
