Hi Richard...Thank you very much for all your help on this....yes the fear factor is high for me and i do not want to get the the latter stages of a sale and find it all falls through...Is it possible to purchase a legal indemnity policy prior to a sale through a solicitor so it is in place before it is queried. I am unsure as to whether the planning issue will be picked up at survey stage or through the solicitor?
You can buy an indemnity policy at any time, provided the works were carried out at least 12 months previously. Indemnity policy is cheap less than £100 but solicitors charge for setting them up (£200)
