    I seem to be puzzled. How come a house in the same street has different post code e.g did a search for HA1 1XS/Ha1 1XR, both houses in the same street and again there is big difference in the price as they have different post codes? Is this possible. Thanks

    Go for the low offer. The worst that can happen is he will say no. You've then got the option of raising your bid, though personally I wouldn't go too much above 125k.
