    I don't think I'd be able to say my conscience was as 'clear as possible', if I were in your shoes. You should at least do the honourable thing and tell her you've accepted a higher offer to allow her to longer look at what else is out there - if your cash buyer falls through she may still go for your flat.

    As for 'all she will suffer is knowing she lost the flat' - that's cause for having a conscience in my book and doing the right thing. You hope for happy days but are squishing hers...

  • did you accept on offer at the asking price? if you took a reduction i see no problem in saying that somone has offered the asking price, nothing morally wrong with that as house arent bought in england until exhange of contracts.
