Buying a garage - solicitor wants 10% in fees!!!!

As has been said, a conveyancer will spend nearly as much time on this as on a house, so the charge will be similar.
You can save a bit on searches/disbursements etc but the only way to save significantly would be to do the conveyancing yourself.
No mortgage makes it easier.

£1000 imo seems excessive. If its leasehold then maybe. Searches (other than the LR ones for less than £10) seem kind of a waste of money to be honest.
LR fee would be £50.
Will be no need to submit SDLT return as the consideration is so low.0 -

seriously?... can't you manage it yourself, get the right signatures in the right places and send off the right forms, etc.
If no mortgage, surely there is no need to use a conveyancer!Plan

2) Make healthy savings, spend wisely (Doing)
3) Ensure healthy pension fund - (Doing)
4) Ensure house is nice, suitable, safe, and located - (Done)

£1k is too much for a £10k garage. bet you don't even get a 'solicitor'. then most people don't check that - which is why most conveyancing firms can fob jumped up secrtaries on the public and they still pay solicitor rates...ha haMy posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:

Probably, but don't particularly want the hassle. I am prepared to pay, just didn't expect to pay the same fees as when I bought the house for 20 times the price!
If I was getting my gearbox changed, but didn't want them to change some of the components, for example, then I wouldn't expect to pay the same as the BMW garage doing the full works! That would just be daft and not very MSE!
I am negotiating with them at the moment, they have agreed in principle to lower the fees due to having less the work to do, but will see how much by, even 5 or 10% is worth the effort of asking afterall...0 -
