How to negotiate rent?

Hi, I am looking to rent a 2-bed house but am not sure whether the rent is usually set or if it is negotiable? If the rent is let's say £850, what would be a "good deal"?

Personally I dont take anyone seriously if they offer me less then £750 on an £800 a month property. I think they are waisting my time. However we quite often give up to £50 off a month if we need to. things to consider are,

Is the property empty? (in which case there might be a deal to be done)

How soon can you move in? (within a week)

How long will you take the property for? (12 months, minimum)

Do you have good references?

Your more likely to get money off the rent if you can meet these things.
