It is illegal to rent a property in England and Wales without a gas safety certificate. Maximum fine is £5,000 and six months in jail. Unlimited in county court.
The tenancy agreement that you sent to your council will have one state date on it and when the landlord does get the gas safet cert, this will show that he rented the property without the required GSC. He will get fined for this if the council find out. For the safety of you and your child, you must make sure the landlord gets a suitably qualified person to do the gas safety check this week.
Did he do the electics in the house himself? Or did he use a qualified electrian?He had an electrician in.

I feel bad that i have lived in this guys house for 9 years and now i am throwing his kindness back in his face because i cant pay the rent. I have not appealed against the decesion, i was thinking of asking them to look at it again. I think a trip to CB is in order.0

when a LL applies for a S8 rent arrears possession order it is much speedier than the S21 process.. as soon as the second months rent is due - ie 32 days after the last months rent was due and not paid, - a LL gives the tenant a S8 form which says that £x rent is due and that this is a 2 weeks written notice of their intention to apply to the court... the court often hear S8s as quickly as they can.. then if no rent has been paid by the tenant the judge will HAVE to award possession... i got one property back in 2 weeks from the date of the court hearing... but others judges may give 28 days..0 -
