Help with completion date

Not sure if this is a stupid question, we sold our flat to a FTB who lives with her parents, brought a house which is been sold as empty (deceased)
So easy chain? ? I feel like I'm talking to brick walls!!!

Spoke to my conveyancer about a date to move (as we also have a 3 month old baby so need to get sorted) he said spek to the Estate agents to speak to the buyer as he said we should be completed end of July.

Spoke to EA to speak to seller (last Tuesday- 6 July) He said he'll phone her and see if the 4th August would be ok to complete with her. As I said that was last Tuesday! Tried ringing EA they keep fobbing me off with "the other guy is dealing with it but he's out the office" They also told me that my conveyancer should sort the date out. Whereas my conveyancer told me to ring EA.

I feel I like I'm going in circles, we need a date so we can give notice to out Freeholders/utilities and Removals as if she does decide the 4 Aug thats only 3 weeks away now! Who's responsibility is it to decide a date?
Are the EA been reasonable as I am the one whose going to be paying them for their services?

Have also asked EA to tell buyer she can have my number, but when I ring and say have you passed that message on I get a "ummm... and plenty of excuses" response.

Please help!

    I would ask your conveyancer to see how close to exchange you are and then suggest a date based on that. I had a similar problem with no one stating a preference, so I did and everything moved on from there!

    Set your own dates. Call the estate agent who has sold your property and tell them that if you've not exchanged by X date that you're pulling it off the market (needs to be reasonable timescale). It's the estate agents job to organise these things, not the solicitor.

    Playing hard ball is often the only way.

    Where in the process are you at the moment? Has your buyer had valuation done?

  • Our buyer had their valuation done on our flat 4 weeks ago. Will be making some demanding calls tomorrow!
