Thanks for the advice everyone. It looks as if I may have to rent as I would have to pay the difference if the bank foreclosed on the house and what they sold it for didn't cover the remaining mortgage. I have spoken to other landlords in the area and they have strongly advised against DHS as they have had boilers and fire places stolen! I suppose it's the luck of the draw as to who you get in though. It's unfurnished so the tennants would be destroying their own things instead of mine. I just wish Sunderland hadn't stopped getting automatic payments from the DHS as this would have ensured the rent was paid.
