Well, I guess I should really start looking elsewhere now, as that seems to be the tone of the advice given so far. I have no problems with that. Perhaps I played my trump card too early by telling the EA that we have all the finance and mortgage agreement in place to ensure a fast completion.
Now, the only thing I am considering is how to pull out of this viewing tactfully so that we are still in the EA's good books as we still want to view other properties they are selling.
Disappointed, but I am sure another suitable house will appear in the horizon eventually...0 -
I'm a little confused at your decision Machofairy...The EA has told you there has been an offer made on the house, not accepted, yes ? If this is the case, then you have nothing to lose by making the second viewing.
Did you consider that the offer may have been rejected, or that the seller isn't responding, but waiting to see if you make an offer at a similar (or higher) offer ? Did you consider that maybe the offer that has been made, was somewhat short of the asking price ?
If I have it wrong, then my apologies...but from what I can see, you're jumping to conclusions a little, and if the house is what you're looking for, and within your price range, then I can't see what you have to lose by going for the second viewing. It might turn out that you don't even want to put an offer in after the second viewing, but please, don't think you've lost it at this early stage, as it may not be the case!0 -

Thanks for your input. Actually, the EA is getting me abit confused too
The full sequence of events is:
- When we asked for a 2nd viewing, EA agreed but said we could only have 10 mins. Surprised at 10 mins, but agreed anyway.
- Next day, phoned to complain about the length of time for 2nd viewing. Also told them we are in a good financial position and they could be losing out by limiting our viewing. EA said they already have an offer (but not accepted), and thats why viewing is only 10 mins. Not happy, but accepted anyway.
- Next day, got somebody else to ring EA pretending to be interested in a first viewing. EA said that they are not taking anymore viewings as vendor has already accepted offer.
Strange why they have not told me this and still allowing usto go ahead with 2nd viewing!0 -

Just sloppy words, I think. For many people "They've had an offer" means the same as "They've accepted an offer". If the offer hadn't been accepted yet, the EA might say "They're considering an offer" but, to be honest, in that situation the vendors would probably be open to further offers i.e. the property is still on the market.
It's easy in a forum to look at the written word and read too much into itWe are all generally a little less specific when we're in open conversation.
For the future, if ever this happens again, it's best to ask if the vendor has accepted the offer.
