Seller wants completion soon

Just want some thoughts of this.

The real estate rang me and told me the seller had contacted them wondering if we could complete by the 29th Sept. Im quiet happy to as im renting, only problem is i have to give written notice when my rent is due (10th for me). So i was running out of time to meet what they wanted.

The homebuyers survery was only being carried out today and i was working on the idea that if all comes back ok, then id have my local searches carried out. I didnt want to pay for these 1st as a FTB incase the homebuyers report revealed something terrible.


I rang my solicitors who said no possible way to complete by 29th Sept, more like mid Oct as searches can take 2 or 3 weeks.

Im a bit worried now, will the sellers pull out? or will they stick with it knowing a few more weeks is only going to be added on?

What would you do in this situation as the seller?

Its just us and them in the chain, us FTBS, them finding a place thats vacant.

    Having a seller wanting to move quickly is like gold dust. You really don't want them to lose their house and start looking again. I would be tempted to put the searches in now. If you aren't quite ready by the end of the month you can, at that time, say you'll be ready in the next couple of weeks.

  • Hmmm, i understand your pt, basically the real problem is renting, because i pay rent on the 10th, its not far away and id have to put my notice in IF the end of Sept was likely to happen.

    Arghhh, stressful, just dreading the though of putting notice in on this place, then 10th Oct coming and cant move, would have no where to go.

    Yes we had same problem when we first bought our first home.We were in rented and had to give 2 months notice.Couldn't give notice til we were definite on the date and so on exchange we had to give notice.We asked for 4 weeks from exchange til completion and that way we had to forgo one months rent whilst paying the mortgage aswell. But we had to do it and just suffer at the time.

    if you give your notice to end on the correct day, and you cannot move out on that day, the landlord cannot force you out without a court order - and all that malarky takes times and costs a lot of money.

    if i were you, i would explain to your landlord exactly the situation you are in; offer to have viewings whenever he wants for future tenants, so that you are helping him not have a void period, and see how he responds.

    uncertainty gives landlords nightmares about absconding tenants !!
  • When I moved out of my rented flat, I gave the letting agent notice but explained that the date might change - I was moving 340 miles away and work transfer involved so couldn't commit to an exact date.....

    Letting agent was fine about it. Moved out about 2 weeks late from memory - no bother at all ;)
