Survey ....

Hi

We are purchasing a SO property and have decided to go for a homebuyer's report. I had confirmation from BS that they have instructed a surveyor so I contacted the vendor to let him know that someone would be contacting him.

Now I have never bought (nor sold) before and don't know anyone personally either so I am trying to understand how these things are organised. How does the surveyor arrange the inspection - send a letter, just phone or what. The reason I ask is that I understand from the vendor that he isn't staying at the house anymore and would only be going there next week to collect mail...., and because it is a homebuyers survey the surveyor will need access to the property.

Woud appreciate anyone telling of their experience.

    The vendor will have to arrange access, the easiest is for him to leave a set of keys with the estate agent. the EA should really have advised him of this.

  • When we arrange an inspection we contact the EA if there is one to arrange access. The EA contacts the vendor to arrange a mutually convenient date and time or if the property is empty and the EA has the keys we collect the keys from the agent and then return them when finished. We only contact the vendor direct if there is no agent involved.

    So in our case the EA is really the HA, in which case maybe things may not be delayed because he doesn't pick up his post until next week.
