Selling Privately

We want to sell our house privately and have looked at how to do it on the internet. It was suggested we do our own building and general survey, already had the house valued by an estate agent (does this count). Has anyone done this kind of thing before and can you give us any tips on what to do and what not to do and has anyone sold their house privately with success?

estate agents pay their own fee by squeezing buyers for that extra £5k eg eg.

Here's a thread containing reviews on one of the main company's that help sellers sell their own properties without an EA. The main problem with private sellers is that the big internet sites will only deal with an intermediary, such as an agent or property selling website, and individuals can't advertise on places like Rightmove directly.

In this climate, it is going to be hard to reach serious buyers without the marketing power of some sort of EA. The cheap online do-everything-yourself-bar-advertising-it agents are probably the closest thing to effective selling privately going on at the moment.
