claiming land

Hi hope some one can help me (and I'm in the right place!). We live in a detached house surounded by fields on 3 sides. On one side there is a small strip of land and a unused dike.inbetween us and the field. We've cut the grass on the land and trimed the dike edge for a least 26 years. My question is would it be possible to claim the land and if so how do we do it?
Thank you in advance Sam

im pretty sure that you would of had to fence the area off for around 10 years to claim the land, but i maybe wrong.
we have a similar piece of land next to our house that no one wants to cut the grass or have anything to do with it,so it is all overgrown.
we should have fenced it off as soon as we moved here.0 -
I know what's meant with the fencing off thing, but i'm not sure that's necessary. If you ahve had constant use from it, and have cared for it, for more than 12 years (and you can prove it!) then you may well be able to claim it.
Talk to Land Registry - https://www.landregistry.gov.uk.
Find out who owns it now (if anyone) - Form 313.
Then get info from them on Adverse Possession.
Then go for registering it in your name - Form FR1
Good luck!0 -
