Idea of fair costs for various works

Hi there,

I'd be really grateful if someone could give me a rough idea of what it should cost to have the following works carried out so I can check whether the quote I've been given is roughly OK.

The property is a two bedroom first floor maisonette:

1. Insulate loft - currently no insulation.

2. Overboard floorboards throughout with thin plywood (2 bedrooms, 1 living room, kitchen and bathroom) - and nail down some creaking/damaged floorboards.

3. Repair a few roof slates, repoint chimney.

4. Repair some loose/broken guttering.

5. Change taps in bath to a mixer style with hand held shower and fix shower screen.

6. Putting rods in a drain to clear a blockage and cementing down manhole cover which is currently loose.

7. Service boiler and central heating system and check fireplace flue. Then issue gas safety cert.

8. Check all electrics are safe and then provide electrical safety cert.

9. Brick build small bin store in front garden - capable of taking two rubbish bins.

ALSO, replacement UPVC windows - one window in each room and one small one in the hall. I know a lot depends on size etc., but can anyone offer a ballpark/in the region of price?

    gosh, you dont ask much, here goes
    regarding loft insulation check with your energy supplier most may offer it free or at a reduced cost, check with your local council for energy efficientcy advice they may know where to get you a better deal and have both the loft and walls caverty insulated.see http://www.adviceguide.org.uk/index/family_parent/housing/energy_efficiency.htm and also this government website with links here http://www.direct.gov.uk/HomeAndCommunity/InYourHome/SavingEnergy/SavingEnergyArticles/fs/en?CONTENT_ID=10026750&chk=KEiqDP
    you have so many different trades in your list it would be hard to give a realistic idea and it may well depend upon the area you live in, for example you quote laying of thin ply boards (dependant on cost of the boards) + the hourly rate or you may wish to ask for a total price. Roof work again price dependant on contractor make sure he is qualified to do the work for your insurance cover. gas work should be done by a corgi registered gas installer, check that who ever does the work supplys you with their details (registration number) change taps, again a plumber not the same as a gas fitter. your gas and electricity must be carried out by a qualified trades person make sure you get a certificate for any electrical work, the same with gas boiler servicing make sure you get a certificate. Window replacement check here on the forums I think somebody may have posted in this regard but again its down to the size, materials used glazing and installation time.

    I know it was asking quite a lot!! There are so many people with different backgrounds who use this site I thought it would save time to just lump everything down together rather than do individual posts for each trade.

    No one can possibly give anything approaching a reasonable estimate without seeing the work required. Any suggestions provided on here should be taken with not so much a pinch of salt, but a bag and are nothing better than a wild guess.

    You could get quotes for the windows alone varying by as much as £5000
