I reckon that EA/ owner are just messing around to get more money from you and there is no other buyer. No sensible buyer would offer 260k for a house with asking price of 248k, especially when they have to fork out another 5k for stamp duty.
Wait for few days and EA might come back to you saying that the other buyer pulled out!0 -
Anyone who pays just over the stamp suty threshold is mad or stupid, an extra £5,000 for nothing.
We were gazumped on a house after waiting months for it, ended up buying a much nicer house. We were gutted until we actually moved into our new home and then realised how much nicer it is than the one we lost.
Also the sellers who did the dirty on us then lost their dream house and the buyers who gazumped us will soon find out that the house next door have just put in PP to knock down and rebuild, so they will be living next to a building site for months. As an EA I can say that our company HATES having to do this. But, as pointed out above, we have to advise our clients of any offers made no matter how far along the other sale is.
We try to sway them towards staying with the first offer but it doesnt always work.2012 wins approx £11,000 including 5k to spend on a holiday :j0 -

i had 2 offers on my house within hours of each other and one was 7 grand more than the other.. but the estate agents were selling the lower offer as it would be an easier sale as there was no chain either side.. having already had one sale fall through because the buyers were idiots we went with the smaller offer and its progressing easier..Those we love don't go away,They walk beside us every day,Unseen, unheard, but always near,
