    Reading your thread history, 75% of it appears to be complaining about some bank/service/company and how they are failing to do this, that or the other.

    How its up to them to do what you want them to. As though you have no responsibility.

    You didn't bother filling out your tax return until late in the year.
    You don't make sure your rent arrives on time.
    You didn't read various contracts/small print.

    The list goes on. I don't want to got through everything.

    But then you come onto MSE, post about it, and get people taking the time to give you good advice and options.

    90% of which you find a way to quibble over, and excuse yourself from acting upon or taking on board.

    You are in denial. You will not start making true headway until you stop being in denial, and stop making excuses.

    The rant was ok, everyone needs a rant sometimes. But you are now on your 4th post since the rant, and you still making excuses, instead of accepting the blame lies at least partly with you, and doing something positive about it.

    Late rent is more than enough reason for them to kick you out. They don't actually NEED a reason. They might just wake up one morning and decide to stop being a landlord. But I don't understand why you are upset they might kick you out, as you appear to hate living there, they've been a nightmare, failed to fix this and that constantly.

    So, go along with them and get out. In your post in March, you said you could probably find cheaper. Go and do so ready for the end of the term.
    When is housing contract up? you may be better looking at house share with a few people/moving back home/rent a room as it will be cheaper and will enable you to take control again

    As for them "being highly unreasonable" that would be what you would say about your employer if they decided to pay you a few days late every month - and there would undoubtedly be another "How Dare They!" thread.

    Why don't the pair of you just go back to the parents and get free/cheap lodging to help you get back on your feet ?

    The situation is not out of your control, it is the tenants' responsibility to adhere to the AST they signed just as the landlord is by supplying you with accommodation. That means ensuring you have sufficient 'rainy day' savings, claiming housing benefit whilst you were not employed, offering to pay in cash rather than relying on the bank transfers if time is tight. The agency sounds like they are handling this in a professional manner, it's you getting all irate when you have repeatedly breached your contract by making late payment.

    If you cannot afford to live in the property, move somewhere cheaper. If you are taken to courts you will have charges to pay - make no mistake, assuming an S8 or S21 has been served correctly you WILL be evicted by the court. Any uninvited visitors to your home is a completely separate issue and needs to be addressed as such.

    You're both in the wrong here. Your unfortunate financial circumstances aren't the LA/LLs problem. It is your duty to pay the rent on time and in line with the agreement you signed. That being said, there is no reason that the LA should become emotive about this situation. They should be dealing with you in a professional manner which it appears they are not.

    You need to write to the LL, explain very briefly why you are not able to pay the rent on time but that you are committed to paying the rent in full albeit a few days late. It is then up to the LL whether he is happy to accept this.

    I doubt that an S8 will result in a judgement in the landlord's favour because the only mandatory ground for possession that I'm aware of is if at the time of serving it, and at the court case, the tenant owes 2 months rent (if paid monthly). All the other grounds, such as late payment, are discretionary and I get the feeling judges give tenants the benefit of the doubt.

    But an S21 served correctly requires no justification and offers no latitude by the judge who must give possession to the landlord if the NTQ is valid. There's no opportunity for the tenant to give tales of woe to prevent the court order, only a modest change in the date they are given to leave the property.
