Question to any Landlords.

Just a general enquiry really.
Is it possible for tennats to decorate a room within a rented property themselves? Or is it something the landlord has to do?
I'm only talking a lick of paint, nothing major. I'm assuming I will need to ask the landlord first but just wondered if its something they will have to do themselves or if I can do it?
NB. We found the flat through estate agents, but after all checks, inventory etc was done we now have no further contact with agents and deal direct with the landlord (well, the landlords Mum as the landlord lives abroad.)

Ask.
Different landlords have different attitudes.
Some are happy to let tenants do what almost what they like, "as long as its returned to the condition when you moved in, on departure".
Others won't let you, or agree to do it themselves, even when it really needs it.
Others will agree to arrrange it, and then put up the rent because you are benefitting from the improved condition of the property.0 -
Check your tenancy agreement.
At the extremes some landlords prohibit this, some landlords make it a condition of tenancy that rooms are decorated every x years.0 -

Better is to speak to the LL. Even if the tenancy agreement prohibits it, if the LL agrees, then it's OK. But get his agreement in writing.
Some will be happy to have you improve the property, though may or may not specify in detail what can be done.
Some will refuse outright. Some might agree to have the room painted by professionals.
There is no rule that LLs follow. It is individual choice by the LL.0
