working tenant claiming LHA??

hi
i am looking to rent a property for myself and 2 children the rents i am looking at are araound £750 pcm and i earn £13000 a year - according to entitled.com i would be able to get help with my rent.

i have £5000 to set me up with deposits/1st month rent etc aswell as any furnishings required.

do i have to apply for dss welcome properties or can apply for working tenant only properties too??

i will be paying rentout of my wages and then recouping some money back through LHA is this acceptable? do i have to tell the landlord? does the landlord need to sign anything for me to apply for LHA???

    LHA is paid directly to the tenant (unless they are in significant arrears of 8+ weeks or are classed as vulnerable) who only needs to produce the tenancy agreement as evidence, therefore it doesn't require contact from the local council to the landlord.

    But most landlords screen tenants and get them to complete an application form to detail their income and may realise that you don't earn sufficient to afford to pay the rent.

    just as a warning, my first check came addressed to my landlord, subsequent cheques were addressed to me.

    It's amazing how those with a can-do attitude and willingness to 'pitch in and work' get all the luck, isn't it?

    Please consider buying some pet food and giving it to your local food bank collection or animal charity. Animals aren't to blame for the cost of living crisis.
  • ive been told i need to earn at least twice the rent and if not i need a guarantor who earns 3 times the monthly rent!

    so being a working tenant albeit on a low income is different to being solely on benefits???

    Cheques? I thought the local council paid into the tenant's bank account?

    probably not in some landlord's eyes who will have a blanket refusal for tenants who receive any LHA.

    The recent June 22 emergency budget shows how quickly benefits can be impacted by changes.

    For example, the cap on upper LHA rates means many households dependent fully on benefits in central London will have to move out before next April because the rates were significantly slashed and there are some boroughs where the LHA rates will not now cover their current rent.

    Not that there are many places where LHA does cover the entire rent anyway - in my experience.
