Thanks Erics Mum. Really appreciate the comments. The garden is now sorted, just need the new photos to show it! I like your first comments about relaunching the house, Hubby is going to ring the Estate Agent tomorrow to get them to take a full set of new photos and see if we can have a open day. Definately a way forward!

Never forget that the estate agent is working for you .

I've had another read of the estate agents details and I think it is really poorly written, more of a list than a rounded description (IMO).

I'm not an e/a but I have sold a fair few properties of my own, so I've had a go at "tweaking" it. My additions are in red, questions in red italics and I've struck through their comments I don't like or have moved. Sorry I tried to add this as a separate doc to keep the post short, but failed miserably !

    UNQUOTE
This might be complete rubbish and some of the changes might be inaccurate but I think it paints a better picture - enought to get viewers through the door, assuming you've pitched the price right.
    Linda xx

PS sorry can't keep all the words etc lined up properly on here, hope you can follow it OK.
  • CloudCuckooLand - Thanks for the info. The last house to sell was a 3 bed directly opposite ours. It also has off street parking. However, it wasn't extended, had a square patch of lawn for the garden, lacked character and had a pre-fab bathroom on the back.

Thanks MrsBounce, in a way nice to hear that someone else is in the same position, although I hope you also sell very soon! (I'll reply to your PM soon!)

Thanks again EricsMum, you have been a star!! Appointment is booked for tomorrow to have the new photos taken, we're also going to use your version of our ad as a template to write a new description. You have opened our eyes to the difference it can make - it has made it so much more personal and sale-able! Thanks so so much!
