Bypass Compensation

Can anyone help?

A bypass is being built directly alongside the bottom of my garden and where there was once a bank of trees there is now a road, with footpath and nice view of a flyover! I want to sell up but am not sure if it is worth waiting for the compensation.

Has anyone received compensation for something similar. If so perhaps you can give me some idea of how much it might be and how long it takes. Do you have to own the house a year after the road has opened?

    Have you been offered compensation in writing?

    If not, chances are that none will be forthcoming.
    For every complex problem there is an answer that is clear, simple and wrong.
  • We have signed up with a no-win no fee solicitor but claim not started yet as road still being built. Lots of speculation in local press that we will get compensation but no-one wants to suggest an amount! I suspect it wont be much!

    You probably need a surveyor to put a value on the drop in price due to the flyover.

    I know people that went through this and the council couldn't agree on a price but in the end agreed to buy the property off them. They actually got their money before the road was built, in face the idea was shelved after their payout.

    Friends had a bypass built near their house. They had a surveyors valuation before the bypass and then afterwards and got the difference plus a bit more due to the fact it could be very hard to sell. IIRC the council put in triple glazing too.

    EDIT: They were in discussion with the council before the bypass was built, so if you aren't in contact with them yet, get writing now!
