I have in the past told EA's that I don't believe them, in fact when we purchased the house I am living in now I told them that when they came back and said they had 2 other offers as about 10 mins before I had spoken to the vendor direct! They got a bit @rsey but why should I care they are not working for me but the seller.................
The way to look at the message through the door thing is yes on occassions it can go wrong , but if it does just look elsewhere there are plenty more houses about! I would always say in the note something like "due to bad experiences in the past with EA's not passing on offers I thought I would let you know directly my offer on your property"0 -
There is a pretty good chance that what the EA is saying is true. Ultimately, if a chain is not complete (as in the other offer) then a property stays on the market until either the people sell their property or another offer comes along.
There is a chance that the vendors have already considered the fact that in reality any sale will not actually go through before October now, unless no searches are carried out, both solicitors are completely on the ball and it is as you are a cash sale with no chain.
Or it could be that the vendors need to get a certain amount from the sale to fund their life, although they may be able to wait for it. There are a million and one things that could be happening, but dont necessarily jump to the conclusion that the EA is lying.
If you really want to test it, arrange a second viewing and speak to the vendors when you are there. If you straight ask them why they wont accept the offer of xxx then you may find the answer. But, the only way to really knwo if you decide that trusting the EAs word is not right, will be to ask0 -

If you're going to raise your offer, I'd either offer to meet halfway, or if you have to go to the ful £300k, then get ALL of that furniture you wanted thrown in for the price.
What do you think your daughter wants to do? A 1 bed nearer to town would be lovely whilst she is single; she could move on to bigger when she settles down (and maybe buy a bigger house with a bit of a mortgage!) or would she prefer to put down roots at this house? Maybe if she isn't looking to spend her long time future there, then maybe something more bijou would suit her better?
We all face the same decisions, though we often have the compromise of what budget will allow. Your daughter doesn't presently have that constraint.Everything that is supposed to be in heaven is already here on earth.

Deliver a note through their door outlining that you are proceedable and you have funds in place etc (plus whatever else makes you attractive!!). Give them a period in which to repond (7 days?), then you will withdraw the offer.

Its amazing what people will say though and how they think they wont get found out.
When we bought our place, the sellers refused our offer and told us they had bought the house 3 years ago for a figure which was our offer plus 15 grand.
I went on the Land registry website and in five mins discovered that this was a pack of lies, they had actually paid eight grand less than they claimed.
I immediately faxed the LR info to the estate agent. Would have loved to have been a fly on the wall when they spoke to the vendor. Your lies will find you out!0 -
You'll find out what the situation really is when you turn around and walk. You've made a perfectly reasonable offer and if they don't value your position then find a vendor who does. There's nothing to stop you making a further offer once you've made a 'best and final offer'.

Thanks for all your good advice. Daughter told me not to budge as we are in a strong position. I am going to leave it like that. I have already done a second viewing and when I asked her what it is included in the fixtures and fittings, she does not really know or has not discussed it with her husband.0

I never say what I'm planning to leave in a property as it can be used as a negotiating tool to gain valuble extra £s from buyers.You can do the same if you want to and only raise your offer to get all the extras furniture etc. you wanted.
Your waiting game has brought her down to £300k and she's negotiating now; if you are prepared to wait longer, she may come down further. (If she doesn't get anything better, that is.)Everything that is supposed to be in heaven is already here on earth.
