Hello Everyone,
I was about to exchange contract this week and someone came with hire offer. Seller went for new offer. I knew that was the case so not going to complain about it.
My question is, I have already paid for government searches, house survey and valuation. Do you think I can sell this to new buyer and get some money for it? I am not sure if it’s legal. I am also not sure who bought the property but I can ask talk to estate agent and sell it to them.
Not sure how it works, any idea?

I wouldn't think that you could. I am afraid you are out of pocket on this one.0

The survey is a problem because you would have to get your surveyor to agree that he would owe a duty of care to the new buyer - but you could talk to him and see what he says - then see what the new buyers say.
Searches are much more likely to be saleable if they are very recent and you simply tell the estate agent that your solicitor can provide such and such searches and the cost - some buyers' solicitors appreciate this because it saves them time. It is just a question of communicating the availability of the searches to the buyer and his solicitors quickly before they do their own!RICHARD WEBSTER
